Driveway pricing depends on the square footage, the base depth required, and any drainage or removal work. Tearing out an old surface, soft soil that needs more base, and slope all affect the number. The free walkthrough is how you get a real, itemized price for your specific property instead of a guess over the phone.
A properly built and maintained asphalt surface should last 20 to 30 years here. The two things that decide where you land in that range are the quality of the base underneath and how often the surface gets sealcoated. Sealing every two to three years and addressing cracks early will push it toward the high end, even with our freeze-thaw winters.
Foot traffic is usually fine after about 24 hours. We recommend keeping vehicles off for two to three days, and longer in hot weather since fresh asphalt stays soft until it fully cools and cures. We give you specific timing the day we finish, based on the weather and the thickness we laid.
In Michigan, yes. Sealcoating blocks the water and road salt that work into asphalt and the UV that dries it out and makes it brittle. A coat every two to three years is a small, regular cost that protects the much larger investment in the pavement and pushes a full repave years down the road.
Often, yes. If the base underneath is still solid and only the top surface is worn, we can lay a fresh asphalt mat over it for far less than a full tear-out. If the base has failed, with heaving, sunken spots, or water pooling, resurfacing only buys a short time, and we will tell you straight that a replacement is the honest fix.
Yes. We handle new parking lot construction, resurfacing, mill-and-overlay, repairs, sealcoating, and striping with ADA-compliant layout. For lots that need to stay open, we phase the work or run evenings and weekends so your business keeps operating while we get it done.
Yes. We are a licensed and insured, family-owned contractor. Certificates of insurance are available before work begins on a commercial site, just ask during the estimate.
Black Rock Paving has been operating since 2003, and we are third-generation pavers. That experience is most of why our base work and drainage hold up through Michigan winters that take apart cheaper jobs.
Asphalt paving needs warm, dry conditions to compact and cure properly, so the season generally runs from late spring through fall. Sealcoating has a similar window. We book up fast in peak season, so the earlier you reach out, the easier it is to get on the schedule when you want the work done.
